Can We Collect The Money And Still Put Them Out Seeing As The 30 Days Have Been Up?

I Am Wondering If The Tenant Is 3 Months Behind And Has Been Given An Eviction Notice And Has Been Given 30 Days To Either Get Rent Current Or To Vacate The Premises, They They Pay Only 1 1/2 Months Rent And Promises To Pay More At The End Of The Week. This is a verbal agreement as they have been tenants for a year now. I live in the state of ala.

    I think that you need to have a contract drawn up and signed with a notary public.  As a witness. Then it will be legit to throw them out

      Was the eviction through the courts if not it isn't valid unless notarized.... That being said they are not current on rent because they only made a partial payment and if their 30 days is up you can have them escorted of the property by law enforcement if you did the paper work correctly.
