    State Of CO: We Bought A Package Of Legal Paper Work. We Delivered The First Papers Demanding Rent That Is Owed Or Vacate The Property. It Has Been Three Days Today (Saturday). What Is Next Step? When Will They Be Out?

    We need to know what the next step is to take possession of our rental property, which the young men have damaged, and which they have let the lease run out on. They gave us a verbal agreement to sign again, but have not, and also have not paid for this months rent. We have delivered the first paper to pay up or vacate. What's next in Colorado? Where do we go to get a legal eviction notice by a judge?

    Read your Notice (it should be noted somewhere in your paperwork) - most legal actions do not include Saturday, Sunday or legal holidays in the time frame, which would mean that Monday would be "the third day".

      In Colorado it is illegal for you to evict a tenant without a court order. The court order may be obtained at the Civil Court in your Town/City/County.
      As for the 3 (three) day notice You count 3 (three) business days starting from the day following the day you posted/served the notice. Excludes Saturday, Sunday, Legal holidays. (Example. You serve the tenants on Friday= 3 Days in Wednesday.
