In most states your mother should be able to add whoever to the deed she wants regardless of who is on the mortgage. The names on the deed does not take precedence over who gets the house if it were to fall into default with the mortgage... that is the lien the mortgage company has on the house. If you mother died, even though you were on the deed, the property would go to the bank due to non payment of the loan (unless your inheritance covered the balance, or you were able to get a mortgage yourself to pay off the property with the original mortgage company).
