Can A Rent Control Tenant Be Evicted From Her Apartment For Buying/replace Her Broken Washing Machine Even Though It's In Her Lease In NY?

Was the washing machine in the apartment when it was first rented or does the renter own the washer? If it is the property of the renter then it should have nothing to do with the lease. If it is owned by the property owner, it should be replaced ny the property owner if they so desire and if it is included in the rental agreement.
