Even if the landlord is responsible for repairs he have to notify before starting repairs and in case of repairing the property there are certain rule to ensure the tenant privacy. In most states the landlord have to inform you before coming to the premises almost 24 hr before entering the place. In case of any type violation you can contact the sue him in the court of law.
