    Different states provide different laws for the protection of tenant against some kind of exploitation so that their privacy should be maintained.

    First step towards the protection of the tenant is lease or rental agreement. It protects you by settling down the basic issues such as what will be the payment, how much deposit you have to pay before tenancy, who will be responsible for the repair of the property etc. A rental agreement is meant for a shorter time period (usually one month) however you can use lease to that can be used for a longer span of time and a lease cannot be broken unless there is some violation from the other side.

    In case of breaking the lease the tenant have to pay the rent. The security deposit should not be more than the rent of three months. If you haven't permitted the landlord to enter the premises without your permission then they do not have the right to come without notice only if there is some emergency. Even if the landlord is responsible for repairs he have to notify before starting repairs and in case of repairing the property there are certain rule to ensure the tenant privacy. In most states the landlord have to inform you before coming to the premises almost 24 hr before entering the place. In case of any type violation you can contact the sue him in the court of law.
