Why Does Father Want Son To Sign Quitclaim Deed?

My father-in-law has a life estate on the property he lives in then the property goes to my husband who is the remainderman. The life estate was done by my husband's grandfather before he passed. My husband's father forged his name and took out a loan against the property. We had the leen removed (father-in-law took out another loan putting his mother's CD up as colaterall) Now he wants my husband to sign a quitclaim deed. Why?

He probably intends to get another loan on the property. The bank will not allow this loan because of your husband's claim on the property - they want to be able to get clear title on the property. I would advise your husband to not sign this quit claim unless he doesn't want to inherit the property.
