    In the city of Miami in the state of Florida in the United States of America, it is not easy to do a real estate eviction. Timely resolution of each case of eviction is a top priority, hence they are usually handled by fast-track courts. A tenant can be evicted from the property if he or she has violated the terms which are stipulated by the lease agreement. One of the most common violations of the terms which are stipulated by the lease agreement is the failure of the tenant to pay the rent.

    Whether the landlord wants to evict the tenant on the grounds of non-payment of the rent or improper conduct or the use of the property for conducting illegal commercial activities or vandalising the property, he must give the tenant a notice of a period of between three days and one week (or seven days) in which he must either pay the outstanding rent or vacate the property. The landlord can get back his property after the court has issued him a writ of possession, which entitles him to take his property back.
