What Options Does A Landlord Have When Tenant Leaves Possessions In Home?

I have tenants that have been renting for over 5 year. No rental agreement was ever signed or deposit put down. They left the house somewhat messy with some food still left in the fridge. They also left several possessions: Wash machine and some larger furniture. Am I responsible for cleaning and disgarding the items or can I make the old tenants do it.

    If you leave personal belongings in a rental property, and move out; it automatically becomes his/her choice what to do with your things. This is one of those old sayings that is true in this case. " Possession is 9/10's of the law."

      I am sorry to say that, yes you will have to dispose of what was left behind. I know it doesn't seem fair, but if you sue them in small claims court, it will just cost you more money and time; and besides, if you get judgement on them, more than likely you will never see it anyway.
