    There are three major factors influencing the size and positioning of windows in any newly built residential property. The first are the planning rules. These take into account the way the proposed building fits with the existing character of the area. They also have to look at the issue of neighbours being overlooked. There are rules on the positioning of windows which might impact on your design. The second factor is the rules enforced by building control. There are strict rules on insulation. Glass is a very poor insulator and large expanses of class can mean that the building as a whole falls below the latest minimum standards for heat retention. This area is negotiable to some extent. For example, expensive triple glazing and additional insulation in other parts of the property may help you secure the size and number of windows you want without compromising the overall insulation requirements. The last factor is the materials used. Your design has to be structurally sound. Building whole walls from glass requires careful planning to ensure the strength of the structure is not compromised. Use a structural engineer to advise.
