Can I Withhold Rent Till Things Are Fixed?

I have rented here for almost 3 years. When I moved in the bathroom roof leeked [flooded] , they "fixed" it, now it only leeks in 2 spots not 3. There is a list of things to be fixed or done. They want to have a person come into my house [ while I'm at work ] that doesn't know what he's doing I've seen what he tries to do........NOT GOOD! What can I do?

Depending what the renters writes laws are in the area you live you could with hold the recent. Or have the repairs done your self and deduct the cost of the repairs from your rent. However before doing either of them I would contact an attorney that specializes in renters writes and have papers filled with the courts. I would also contact the local health inspector and have them come out and inspect it. I would also contact the local building inspector along with a fire inspecter. The reason for all these inspections is the health one well they would inspect for mold and mildew that could be health threatening ,the building inspector would inspect the building structural stability to see if it was safe to live in and the fire inspector to see if its up to your city's fire codes . If it fails any or all the inspector's it could cost the land lord hefty fines or his/her freedom if savera anough . One or all them could file criminal charges.

Write a letter to your landlord, include a list of things that need to be repaired, send a copy to the landlord tenant board in your local area, keep a copy for your self, the landlord tenant board will get back to you and advise you of what your rights are and what you can do, I'm almost sure they will tell you to keep paying rent but send it to them and they will put it in a escrow account for the land lord until such time as all repairs are made the best to you.....
