    Agreed court house records is a good place to start. You local newspaper may have recent real estate transaction which show what properties recently sold for. Much much better gauge to use. It's called what's happening NOW! I don't know what state you're in but in my state the county recorders are as far as 3 to 5 times lower than actual settlement sales. Try the website called TRULIA and if you have a friend that's a realtor try the website TREND. Another crazy part, you can have several different values in the same area depending upon what the assessor records and when where properties last assessed.

      Real estate agency in your area or inquire at the court house in records department in your area.....the best to you
