What happens if you find the landlord has put late fees charges on a 3 day notice. This makes the amount excessive owing. Can I bring this up in court

Unless it was in your written contract that they have the right to add late fees before a certain period then you are required to pay it. If not talk to an attorney that handles landlord disputes you usually have a 5-10 day grace period before late fees are added
