    The eviction process is different for different conditions. If the tenant has not paid the rent, the landlord can use 5 Day pay or quite eviction procedure. The tenant is given 5 days notice to pay the due rent. If he succeeds in paying, the tenancy period continues as before, however, if he is unable to do it and does not respond to the notice, the case is filed in the court for Summary eviction.
    On the other hand, if rent is not the cause for eviction, the landlord normally uses 30 day no Fault procedure. In this there is no specific reason for eviction. The tenant is given 30 days to evict the property.
