      Yes as your lease has nothing to do with the foreclosure and before you end up in court for non-payment and breach of contract

        My lease ran out this month and i was to go in and sign another year and found out last night it is being sold on the court house floor. Do i just wait til they tell me to leave and hope i have money for a deposit for a new place

        Depending on the state you are living in, yes. In California, if you with hold rent from the landlord for a valid reason, you place the rent you would pay into an account. So that if they try to evict you, when you go to court, you can show proof to the judge and explain why. Worse case scenario, you would have to give it up then.  But since it is in foreclosure proceedings, you might find out who the lender is, keep placing the rent into an account every month, and when you landlord loses the property, you can negotiate a agreement with the lender. Usually they will allow you to pay the fair market rental and stay there until which time the property is resold.
