    If he owns it, he can sell it.  As to your rights, they depend on what agreement you have in place and your state laws.  In most states, if you're on a month-to-month rental either party can change terms or terminate the rental agreement with 30 days notice.  If you have a lease, he may have an obligation to arrange for the remainder of your lease with a new owner or to compensate you for breaking your lease.

        Yes.  You need to refer to your lease agreement and see if it has a provision concerning the sale of the property.  Most standard leases  hold both parties to the lease for the term of the lease.  So if your landlord sells the property you may stay for the remaining term of the lease.  The new owner may want to negotiate a new lease with you.  Or at the end of your lease he could ask  you to move.

        I'm actually in the same situation you are.  I'm in a rental house that was recently put on the market and my landlord has asked that I stay until the house sells.  I am not in a lease, but he said he would give me atleast 3 weeks to get out. Just try to talk to your landlord.  try to do it over email so you have some written form of communication.
