    What Can Be Done Is The Case Where A Tenant Suspects A Landlord Is Entering Property And Leaving Stains On Carpet Or Causing Other Kinds Of Property Damage In The Tenant's Absence?

    The only reason a landlord can enter your apartment without your permission is in case of emergency. They can enter for repairs but must give at least 24 hours notice. They can not enter to show the property unless it is stated in the lease.

    I had a landlord that I suspected was entering my apartment. I ended up putting a sneaker by my door - putting it in the way of the door when I left so that if someone entered it was moved out of the way - I caught her numerous times and ended up getting out of the apartment lease early and she sued me and I won - she had to return twice my security deposit for her poor behavior.

      You can sue the landlord. However, the landlord can enter in the rented premises under only the following conditions.

      -To make repairs
      -In case of emergency
      -To show property to new tenants
