There is a difference between searching for a location and searching for a site. While searching for a location, one is actually considering the area that he wants to set up his business in. Whereas searching for a site is the secondary decision, which comes after the person has selected the location. Searching for a site means to be even more specific in choice, searching a particular store on a particular corner on a particular street.

The factors that a retailer should consider while searching for a retail store location should be as follows: first and foremost, he should consider the market population in case he sets up a retail store there- both from that area and also from other areas- whether it is adequate enough to be in harmony with the margin of business he is planning to set up. Secondly one should always consider the presence of competition in the particular area while establishing a retail business. This would instantly elucidate the scope of opportunities the retailer would have in the particular vicinity. Also the facilities and services available for that area like transportation or even streets and lighting and things like that matter a lot, because it will determine how big a target market is the retailer catering to. Last but definitely not the least the industry payroll of that area is very important as it gives the retailer a clear-cut notion about the spending power of the inhabitants of that area.
