    Trust deed and assignment of deed of trust are both related with real estate. A trust deed is a document which acts as a security of the loan, however, an assignment of deed of trust is not a security of a loan. According to the trust deed when the borrower fully pays back the loan then by reconveyance the title is transferred back to the borrower. On the other hand, an assignment of deed of trust transfers the beneficiary deed of trust in the deed of interest. In other words, the lender transfers the title of deed of trust to the other lender. Therefore, an assignment of deed of trust may appear only if the deed of trust transaction takes place.
