The pet rent ranges from 10 to 25$ in most of the states. However, it is not fixed and can vary. She can raise pet rent on a new lease. After signing a year lease, you can't go month to month. If the landlord is offering you a year lease then you can't go for month to month unless she wants to. She can only demand new pet rent on a new lease not on the previous lease.
