Can You Give Home Leasing Advice?

OK here is the problem I live in a place that just became year round we were given a lease but in it there somethings that should not be in it and on top of that we are supposed to be in another cottage here as of oct 20 they rented it out from under us. Also everything is included but they let us run out of propane. The owner says we have no rights to question him.because of the lease stuff. I really need to know what my rights are. Someone please help.

    From my renting experience it is a tough way to make a living. I have had everything happen that you would not believe people do.  You have to be tough. Protect yourself. 1st and last months rent. As large as a security deposit you can get. Animals and children are the most destructive to the home (I love children and pets but). If you rent to people with children you can pretty much be sure it will need repainting  when they move out. You will most likely have to replace the carpet if pets are involved.  I don't care how well trained children and pets are accidents happen. Smokers are entirely up to you. (possible repaint and through cleaning with smokers if the next renter is a non smoker). Remember , just protect yourself. Try and get references if possible.
