    I Want My Roommate To Move Out. But We Have A Verbal Agreement No Written Lease. If He Does Not Move Out In 30 Days Of My Notice To Him ,what Can I Do?

    I am a single woman in NC and mortgage the townhouse. We agreed to $300 month for my guest bedroom. He is a friend (never a romantic relationship) and has failed to pay rent for May and June and owes for 7 months of 2007. I want to ensure he moves at then end of the 30 day notice without any trouble. If i take this to court, am I favored to have him removed? I know he can't pay the back rent, so I only want him to move and cut my losses.

    You can ask him to leave in the coming month but you can get the money back very easily and also through court. The reason is that the agreement was verbal and you do not have documentations. The best way is that for the next time you need to be very carefully to make all of the documents.

      Don't give him 30 days. He's already in arrears and playing with you. When he's at work,  change the locks and put his stuff outside.
