Bathroom fan is the original fan when we moved into condo. What is wrong?

I'm a condo specialist in Northern Virginia, but your area probably has similar rules and laws.
First, check with your maintenance office to see if the fan belongs to you or if the fan belongs to the community. (It's probably yours.) If it's your, then you have a right (and duty) to repair it.
