My16x12door Opens 2-3ft Stops,hit Up Button Again. Goes Up All Way. Commercial Door(steel).
16x12ft steel garage door only opens 3ft, stops, hit up button again,opens all way. No problem closing. Commercial opener(chain drive)doesn't reverse.Stops when something in path

Without actually looking at the door i would have to say it is one of two possible things....either the clutch on the opener, or the springs.
1. disconnect the opener and check to see if you can lift your door by hand, if you can it is the opener
2. if the door doesn't lift by hand then you either have a broken spring or springs that are not adjusted properly (also depends on type of wire; Galvanized springs wear out as oil tempered break)
If it is your opener there is an adjustment for that called a clutch...it is located on the big pulley of the opener. it has a nut with a pin through the shaft and a small spring inbetween the pulley and the nut, tighten this down and the door will not "slip"...Also check your belt to make sure there isn't excessive wear in one particular spot
