    After Renting A Home For 10 Yrs. Can The Landlord Keep All My Deposit For Repair And Cleaning Costs?

    I have rented the same home for 10 yrs which I gave a $500.00 deposit. My lanlord gave me a 30 mday notice of intent to sell property and to vacate. In this notice he stated I would not get my security "cleaning" deposit of $500.00 back. Can he do this and what is considered acutal wear and tear after 10 YRs.

    Only if it was in your lease agreement 10 years ago. Normal wear and tear means normal living in the home and that you did not intentionally destroy carpets, floors, or walls. that they wore out due to age and use. He cannot keep your money for re-painting a home that was not painted for 10 years, that's out if his pocket not yours.

      When moving leave the house in clean condition. No papers or cartons left behind, no soap scum in kitchen and baths, no holes in walls. Any additions or improvements remain with the property. If you have cable or satellite and take it down, you must repair in a professional matter any damage that results. As a rule, those items remain with the property. If the landlord removes them and you did not get authorization from the landlord (in writing), he can back charge you for repair. It is best to meet with the landlord after moving out to go over the property. He has a certain amount of time after your move out to return deposit, or notify you as to any charges being deducted and why.
