Does A 30 Day Notice Have To Be Filed With A Court?

    If you are the renter, you only have to give the 30 day notice to your landlord. If you are the landlord, you only need to give a copy to the renter. But if they fail to leave, then you need to serve them with a 3 day eviction which is a whole different process and varies state by state. www.rentlaw.com has a lot of the statutes for different states regarding both sides of renting.

      In Ohio, a 3 day notice is all you need to notify the renter, and it does not have to be filed until after 30 days if they don't move out.
