    If A Tenant Marries And The Spouse Has Credit/background That Are Not Of A Standard Viable With The Landlord, Can The Landlord Refuse To Allow The Spouse To Occupy Dwelling?

    Scenario: The current tenant is in good standing with the landlord and has lived in the property for almost 6 months under a 1 year lease agreement. The tenant decides to marry a person with a Felony on their record. Can the landlord refuse to allow the spouse to live with the tenant on the lease? If yes, who is responsible for breaking the contract? Will the tenant on the lease be responsible for the months remaining on the lease?

    All the answers of this sounds pro for the landlord.  When you signed the lease, did it mention anything about who may become tenants? Did you already discuss your marriage with the landlord. Is he aware of your husband's past? Certain types of crimes would legally keep the landlord from renewing the lease.  He can't be concerned about your husband's credit if you have always paid your rent when he was not there. What will probably happen is, if he feels uncomfortable, he may let you live out the remaining six months, then refuse to renew the lease, and this is his legal right.  Best Wishes.
