A Renter Hasn't Paid Rent For June And Has No Power And Hasn't Been In The Property For 2 Weeks. What Steps Do I Need To Take To Claim The Property As Abandoned?

You should probably get a court order to vacate the property and make sure you take pictures and maybe the neighbors would be willing to write statements that your tenants say they are moving and now have not been there in 2 weeks...most states will give a 3 to 5 day notice to vacate. Talk to your cleck at the court house, they can help you decide what to do.hopefully you took a copy of drivers license or ID, so you have proof of who they are and maybe tracted.  if this is a house, it's pretty hard to know when they are there but an eviction can be hand-to-hand served(best done by police/sheriff) or certified mail + regular mail, and a notice should be attached to the main entrance just to cover your butt.   maybe the neighbors can tell you when there is someone at the property. Tough situation...good luck

Go to your landlord/tenant board, and talk to them, you are going to need to act fast about this, and get the proper paperwork filled out. Sadly, it does sound like they are going to skip on you. If you can get permission from the court quick enough, you might be able to get in there and retrieve the property. Hope this helps, good luck to you.
