Ok If You Have A Month To Month Lease, Then The Person On The Lease Dies, And You Have Some Whose Been Living There All The Time Of The Lease.Waht Rights To They Have. Can They Be Evicted Immediately?

OK my mother died. She had this male friend.For over 10 years they have lived at this location. My mother was 64 when she died. He is 45.now my mother was sick with copd.her lungs where meesed up due to smoking. Ok they had a month to month because in over 10 yrs living there it changed owners 5 times. They not married or even said or never said they where together.She just was helping him out.my question is how can I get him out of the apartment. Does he have any rights?
