    Any sensible landlord will have his property insured. You need to consider insurance for those things which directly affect you, such as contents and damage.

      It is not compulsory for a landlord to have building insurance, so you would have to check what insurance they have and what it covers. It could be argued that a landlord who doesn't have building insurance is not likely to be paying much attention to their other responsibilities and would therefore be someone who you should stay away from.

      You could argue that the risk is not one that should concern you but it should concern the landlord, which is largely true. But buildings insurance doesn't only cover the materials and labour charges of the building, it can also cover other areas such as injury to people. So for example, if the landlord had not maintained the roof properly and a tile slipped off and damaged your car, then you would be able to claim that from the landlord's insurance. If that risk weren't covered, then you would have to sue him or her personally to recover the cost of repairing your car.
