    What Can I Do If A Landlord Breaks The Terms Of The Lease?

    We live in L.A. And our apt. Building is supposed to have 24hr security, but we do not have security from 10am-3pm everyday. The manager still advertises that we have 24hr security. We have confronted him and nothing has been done. We have also noticed that people who do not live in the building are coming in and using our facilities. This is quite bothersome as this is a main reason we moved into the apt bldg - 24hr security. Is there anything we can do about this legally? Can we get our rent lowered or something?

    Landlord/tenant law varies from state to state but a lease is a legal agreement. If a landlord breaks the terms of the lease you can inform him of the breach and end the tenancy at the end of the current month. Another option is to deposit the rent with the local court until the breach is corrected. Then you can have the court release the withheld funds.

    I have been a landlord in Ohio for 30 years and have had 10 multi-tenant and single-tenant properties.
