    No the seller should not because it is un ethical but for more and further information contact the court/district court, if the seller wants to sell despite having a contract with an another buyer then should contact with the court in a legal way and the second option is to talk to the previous party at first hand. Every location and state is having their own policies and procedures so all such matters should be discussed in the courts.
