Is It Legal To Quit Deed A Home When There Is A Mortgage Still Outstanding?

My uncle is currently living in a house that my mother help him purchase. Her name is the only name on the deed. She recently died and now he wants me to quit deed it to him since I am in charge of the estate. But he wants to keep the mortgage in her name.
