    Tenant Broke Lease And Kept Keys, What Can I Do?

    My tenant broke lease ,kept the keys,,i sent a certified letter for her to return keys and write letter to me for legal possession..i cannot rent apt until then by law..if she does not respond,what can i do ..other than take her to court for keys and money owed?

    Change the locks on the doors. That is what most would do. You do not have to take her to court to take back possession of the property but you may want to verify that all steps have been followed to evict her. Once all steps are followed, have a sherrif go with you when it is time to take possession. If the door is locked, they have the right to break the lock so you can gain entry. Then take the tenant to court for the money owed on the lease and you can tack on the expense of having the locks changed and other repairs needed due to her negligence.

      Take her to small claims court or go to Judge Joe Brown. They are always looking for cases like this. Here's a free trip and your money to change all of the locks in the place.

      Changing the locks are the best route, as going to court for keys can be quite costly. Now if they also kept the AC unit......
