Can A Landlord State Who A Renter Can And Can Not Have Over In The Lease?

I want to rent a house from my mom and she has written into the lease that I can not have my father over. Can she legally do this? I'm not moving into the house until I find out for sure.

    So long as you sign that lease with that language written in it, yes she can evict you for breach of contract. If you sign an agreement and agree to the terms of the contract it is a legal document that you are bound by. She can write in there that you must stand on your head wearing  a hot dog costume every other day between 4 and 5 o'clock pm. If you sign it and fail to do it, she'll have the legal right to evict you. A contract is a contract regardless of who the parties are to each other.

      Since this is her property, she has that right, I guess, but that would have to be outside of the lease. Talk to the landlord/tenant board about this, as it is a gray area in lease policies. Hope this helps, good luck to you.

        She can legally do this but it's one of those things that's very hard to enforce unless she or someone else watches the house 24/7 and makes sure your father doesn't enter. That's a risky game to play though because it sounds like she would evict you if she did find out, and chances are she would find out at some point.
