There's an outstanding product called "Kilz"...it comes in either a water-based or oil-based formula......when my partner passed away,  & we had to sell his condo, we used it on the floor  below the dining room table, where the two dogs always 'went'..(they were not housebroken!!!). (this, of course, after carpeting was removed) ..the realtor said if we could not get rid of the smell, permanently, they would not be able to sell...the paint store guy told me about this product...we used the oil based version....painted the floor of the entire area, then 1 more coat where the worst smell was............I held my breath when the first rain came, as I thought for sure the smell would come back (moisture, humidity!) and I had to inform the new owner of the problem...I told him (as I was executor of the estate) that if there was a problem with odor to let me know,,,,,,,,,in 8 years he has never complained....so get this stuff!! The guy who invented it deserves a medal from Congress!!!!!!!!!!! OH it also is good for covering stains on ceilings, walls etc.............run, do not walk to the store!!!
