I really don't want the responsibility of co-signing. If she could not pay one month I would not be able to pay.

If this is the case, you would have to be pretty straight forward with your friend. Your friend's mortgage is not responsibility especially when you have a lease to pay of your own. You would have to tell him her that you already are underdebt and you cannot afford to worsen the condition by co-signing another mortgage. Tell him that you are sure she is going to pay but you cannot take this risk at this point in time.
