Anyways, yeap... Your landlord can give you a 30 notice to move out of her property. Why would you want to get envicted? Being envicted means you did something wrong and/or you damage the property giving the landlord a lot of trouble and the landlord is kicking you out.
You can go get a booklet Landlord and Tenant's rights at the courthouse. It'll state rules and regulations what landlords and tenants can and cannot do. Best of luck. Oh and go online for landlord/tenants forms.
No that is not a good reason for eviction let her bring you to court i am sure that the judge could use a good laugh!!!she can't do this it is illegal for her to threaten to throw you out like that it has to be justified. and that is not!
I am Not a Lawyer but know a bit about the Law. Contact an attorney if this is about you..... It depends what State you live in. Whether you have a signed lease, and how much time is remaining on your lease. If your lease is up or you don't have a lease than she could probably since there would be no valid contract.
If you have no lease , then generally the notice of eviction is generally deemed adequate by the frequency you pay rent. For example if you paid every six months; it would be six month notice; every month 1 month notice; every 2 weeks ; 2 week notice.
The reason she gives you is stupid I know. The landlord must also give you notice IN MOST STATES under the Landlord Tenant Act. In every State this is for example The California Bar Association, they can connect you with an agency of a county that can help guide you in a direction.
You also have to be served by the sheriff. They cannot just send you a letter from themselves.
