I like to use a title company for larger transactions, and for having them do my title search to make sure the land is free of liens, or at least notify me of any on the property. Watch out some of those Free classified sites like CL, you get allot of 419 scams. I would like to think that if someone was willing to pay for a monthly land listing, they are worth contacting. Always get a copy of the plat map, have a drive and look at the land for sale, talk to customer service of the title company, ask for a property profile. Look for the land sellers willing to do a land contract, with no prepayment penalties.
