Try talking with the owners direct, ask if they are willing to carry the loan, Also know as a Land Contract. I like to use a title company for larger transactions, and for having them do my title search to make sure the land is free of liens, or at least notify me of any on the property. One of my favorite sites is Land For Sale By Owners land-fsbo.comwhich offers a place for land sellers to Pay for a web page. Watch out some of those Free classified sites like CL, you get allot of 419 scams. I would like to think that if someone was willing to pay for a monthly land listing, they are worth contacting. Always get a copy of the plat map, have a drive and look at the land for sale, talk to customer service of the title company, ask for a property profile. Look for the land sellers willing to do a land contract, with no prepayment penalties. It takes sometimes years for land to appreciate, but it is better than buying a depreciating asset like a boat or car. Also look for land in the path of development. Hope this helps a little.

I can give you a few tips and links to websites which offer good deals to purchase residential lots and land. But first, there are a few things you should know about buying land. It is important that you check that the land area is well connected with the sewer connections of that area or city and that there is regular and continuous water supply. If there are no sewer connections, you can install it yourself but will cost you a bomb.
Make sure that phone and electricity services are available and also the conditions of the roads around the land. Research a little about the companies and other projects around the land area as you may foresee a lot of development which will only increase the price of you land.
