What's A By Law For Renting When The It Says In My Lease That I Can Get Out With Her Taken My Deposit And Then It Say's And By Law?

I'm trying to get out of a lease and they r saying that i have to for rent after i leave i can not find anything in my agreement that says that all it say next to early termination in you will forfeit all of your deposit and by law. I don't know what by law mean with the and in fort of it it don't make seance like it's saying there is a close there and i don't have the papers for it.
