Can The Landlord Enter The House With Someone Else?

My tenants are moving out, and I want to be able to show my house a few days before the end of the month so I don't have to lose a month of rent, but they won't let me show it. I know I can enter the house if I give them 24 hours Notice, but can I enter with someone else, in this case with someone interested in maybe renting the house?? Can you please let me know what is the best way to deliver the 24 hours Notice. Thanks!!

He can enter the house by giving the tenant 24 hours notice. It can be a simple notice by you stating that at this time you would come in the house for that particular reason. The best way to deliver the notice is to deliver it by hand or you can also paste it on the door.

In most states the time to enter the house is between 8 am to 8 pm. You can enter with someone else, there is no problem in it.

Before you get arrested for breaking and entering, check to see what the law is in your state. In N.H a landlord may only enter an apartment with mutual agreement for a specified time or an emergency that may cause property damage or serious injury. Landlords in most states have less right to the property than the tenants. Go to your local library and look up the landlord/tenants laws for your state. Don't assume.
