My sister has put down 20000 on a home that the asking price is 69000 and now can't get a loan. Can anyone help?

As you do not indicate what state home is in: Most Real Estate Contracts contain a clause wherein it states (not verbatim): Should buyer be unable to obtain financing within ___ days said contract is null & void and any earnest monies being held in escrow shall be returned to buyer within ___ days upon proof of declination of said mortgage.
