Whatever lease you have continues throughout the term of the lease. When your lease expires you will have to negotiate with the new landlard. Some states don't protect the renter but most uphold a signed lease agreement.

It depends on your lease, either month-to-month or a annual
lease. If you lease is a yearly lease then she must wait till the present
lease expires. If it is a month-to-month lease she must wait till the end
of that lease period.
