What is normal wear and tear on a house, apartment, or changes made without permission from the owner.

    Normal wear and tear includes re-painting and repair of furniture. The landlord can not charge you any amount for that. But it varies from agreement to agreement. You better check out the point that are written there.

      We lived in a 3 bedroom house in Hawaii for 6 years and the landlord is taking our deposit for the carpet and the walls, plus the blinds.  There's red dirt in hawaii and it's impossible to avoid getting red dirt on the windows, carpet, etc.  Isn't there something that says after X amount of years, tenants are not responsible for the carpets and walls.  Specially when the landlord said that we can't paint the unit or professionally clean the carpets.  Please advise.
