My husband's ex-wife passed away recently and they had purchased a house together. The step children are living in the house and my husband wants to sell it. What does he need to do??

If the entire house is owned by him then of course he can ask them to move and sale it. Just be careful. I've seen this situation turn needlessly bad. Are the kids his stepchildren or his children? Maybe they wish to purchase it. If not, their cooperation with showing the home in order the sale it would be meaningful to you and your husband.

Well he can put it up for sale and if he gets an offer he can do an official eviction, giving them 30 days to get out. And this way they know they can stay there until it sells which should give them plenty of time to find another place to live.
