    What Are My Rights As A Renter If My Landlord Has Not Fixed A Water Leak?

    I contacted my landlord yesterday morning to let him know that I had just found out a water leak at my home. He had me call a plummer of his choice. I left a message for the plummer and he has not called me back. It is now Saturday night and the leak is getting worse. I called my landlord at 8PM after realizing this and he told me to shut off the water to the house and to call him at 1PM tomorrow. I explained that I have 5 children and we could not have the water off. Help!

    The legal rights say that your landlord should listen to you and should solve your problem but you can't take these matters to court as there will be no solid conclusion of the case. This is all ethics and morality. Talk to your landlord about your problems and if he doesn't listen to you then you should move on to some better place.

      You landlord is required to fix repairs in a timely manner (usually 5 days is the norm) If it comes time for the rent to be paid and the repair is not done you can do two things.

      1. Call a plummer of your choice and pay for the repair out of the rent and give your landlord the repair bill and any remaining rent.

      2. You can put your rent into and escrow account and inform you landlord that you will release the money as soon as the repairs are made.
