Been living on land for at least 40 years and built structure on it. The land is supposed to be deeded to me at the time of my mother's death. Is there anyway I can get the land deeded to me before her death?

Depends on where you live. Countrywise. Probably, you can only get the deeds if she lets you.

Talk to your mom about your plans for the property. Show her on paper, write a quasi-business plan. Show her how much you've thought about the use for the property. Then let her speak. It will be your turn to listen.
