Can I qualify for owner-occupied loan (3.5-5% down) on 1031 if I'm exchanging into multi-family, living in one unit & renting out the others? I own a condo which has always been a rental property. I want to 1031 exchange it into a triplex or fourplex. I don’t have enough cash for the 20% down payment a conventional loan requires. I do, however, have enough cash to afford the down payment on an owner-occupied loan, since the down payment requirement is much less (3.5-5%). Can I do a 1031 exchange AND qualify for an owner occupied loan if i live in one of the units and rent the other units out? Any information helps. Thanks!!!
